BENEFITTING THE RESTON COMMUNITY

IN IMPORTANT NEW WAYS
Today, Hidden Creek is a private country club, available to less than 425 members. In the future, it could become a place that benefits the greater Reston community in important new ways. Based on community input, the plan includes a 100-acre public park, new public recreational amenities, and new home ownership opportunities for Reston residents.

The plan for Hidden Creek has important environmental benefits as well. More than a mile of streams will be restored to establish healthy wetlands and wildlife habitats. New storm water management features will help control flooding and protect the headwaters of Colvin Run. When the golf course closes, Wheelock Communities will forfeit its right to draw up to 150,000 gallons of irrigation water daily from Lake Anne. Miles of new trails and beautifully landscaped open space will be created for the enjoyment of all.

Frequently Asked Questions

  • When did Wheelock Communities purchase Hidden Creek Country Club and how many acres is it?

Wheelock purchased the 164-acre Hidden Creek Country Club property in October 2017.

  • What is being proposed?

Based on community input, Wheelock is exploring repurposing the private golf course and country club to provide the Reston community with:

    • An approximately 100-acre public  park complete with miles of connected trails and new recreational facilities
    • Significant environmental benefits
    • New home-ownership opportunities in Reston

  • How will the community be assured the open space will be public?

Wheelock will build and then give the park to a public entity.

  • How will the approximately 100-acre park meet the recreation needs of Reston?

The public park includes both active and passive recreation opportunities that take full advantage of the property’s natural features.  Busier facilities can be accessed from Sunset Hills Road to minimize traffic impact on the immediate neighborhoods. Based upon community input, the following is proposed:

    • Tennis and pickle ball complex with room for 8 – 10 indoor/outdoor tennis courts
    • Inclusive park play area in the spirit of Clemyjontri Park
    • Fitness area
    • Lawns and gardens
    • 3-5 miles of new trails providing new connectivity in Reston
    • New W&OD trailhead with facilities
    • Preserving and improving the existing Reston Association Blue Trail as well as relocating any current trails farther away from existing backyards

  • Will the public park add to my Reston Association dues or county taxes to support the amenities?
    • No. Wheelock will design and construct the public amenities at its expense, without a requirement for taxpayer or Reston Association money.
    • Fees generated from the tennis and pickle ball complex are projected to cover the yearly maintenance cost associated with the park and new amenities.
  • What are the environmental benefits of the proposal?
    • More than a mile and a quarter of degraded streams will be restored to their pre-golf course condition, establishing healthy wetlands and wildlife habitats.
    • Stormwater management features will be built to help control flooding near the Wiehle-Reston Metro Station and protect water quality at the headwaters of Colvin Run.
    • When the golf course closes, Wheelock will forfeit it current rights to draw up to 150,000 gallons of water daily from Lake Anne for course irrigation.
  • What type of housing is envisioned for the property?
    • Neighborhood clusters are envisioned with a mix of well-designed attached and detached homes designed for first-time buyers, move-up buyers, active families, empty nesters and retirees.
    • The Clusters will incorporate Reston design elements such as curved streets, integrated green spaces and trail network connectivity.
    • The clusters will be located along the northwest and southern boundaries of Hidden Creek.
  • What will the view be for existing homeowners who live on the golf course?
    • View corridors from homes adjacent to the current golf course will primarily be of open space in the new park. New clusters will be buffered from existing homes with appropriate separation and landscaping.
    • Imagery depicting current and proposed views from multiple vantage points has been prepared for presentation at neighborhood meetings and online.
  • How has Wheelock engaged the community?
    • Wheelock held several focus group meetings with more than 20 area residents representing diverse interests.  The purpose was to explore potential options for the property in an open dialogue.  From this process, the grand park idea emerged.
    • The Hidden Creek team has already had dozens of meetings with community representatives and is committed to an ongoing open dialogue about the property.

  • What is the approval process?

Changes to the land use will require a Comprehensive Plan Amendment and a rezoning.  Wheelock is committed to working with all Reston stakeholders to best refine our ideas.
